Most of the area's apartment complexes are located here, and it is further distanced from the other sub-districts, bordering Al Quoz 2.
Nad Al Sheba 2 is a quieter, more family-oriented area, primarily featuring private villas. Nad Al Sheba 3 is known as an educational hub, housing several prestigious schools and the Nad Al Sheba Villas, a project by Nakheel Properties. This district will also be home to the upcoming Nad Al Sheba Mall. Nad Al Sheba 4 is similarly geared towards families, with schools and parks nearby. It offers direct access to Meydan South, enhancing its appeal to residents.
Nad Al Sheba offers a variety of residential properties, including both villas and apartments, all of which come with essential lifestyle amenities. Villas are more popular than apartments due to their larger living spaces and family-friendly atmosphere.
Over the past year, there has been a decrease in the number of property sales in Nad Al Sheba. Most residential units are privately constructed, with the exception of Nakheel's Nad Al Sheba Villas. These villas feature duplex layouts, with the living room located on the lower level, along with extra storage space under the stairs. Additionally, the villas include quarters for domestic help and a separate laundry area.
